Instant online valuations aren’t always accurate, below we explain why!

Instant online valuation tools take data from multiple sources - from the land registry they obtain the price that you paid for your home, the date you purchased it, and how values have changed on average during your ownership. They then overlay this information with recent sold prices from around your area to give you an estimated valuation.

If your not interested in selling or letting your home, and your just curious, or perhaps your thinking about a re-mortgage or extending, this can be a really good tool to give you an idea of the value of your home and your current equity.

However if you are thinking of selling or letting now or in the near future, an instant valuation is not necessarily the right option for you. This is because instant valuations are only accurate 60-70% of the time. They don’t take into consideration the improvements that you may have made, extensions that you’ve added or the general condition of your property. They also don’t understand the difference in value, that there may be, between the street that you live on and neighbouring streets around you.
